Bien qu\u2019il s\u2019agisse d\u2019une r\u00e9novation, le b\u00e2timent tend vers l\u2019objectif de NZEB (Nearly Zero Energie Building) gr\u00e2ce au placement de 80 kWc de modules photovolta\u00efques, en fa\u00e7ade arri\u00e8re et en toiture.<\/p>\n<p class=\"p2\">Coefficient U moyen des parois 0,15 W\/m2K, fen\u00eatres \u00e9quip\u00e9es de triple vitrage, niveau d\u2019isolation globale du b\u00e2timent K21. Etanch\u00e9it\u00e9 \u00e0 l\u2019air de l\u2019enveloppe de 0,5 h-1 sous 50Pa et parfaite gestion des points d\u2019affaiblissements thermiques (n\u0153uds constructifs).<\/p>\n<h3 class=\"p3\">Certification environnementale :<\/h3>\n<p>BREEAM Europe Commercial 2009 : niveau \u00ab Excellent \u00bb (certification obtenue en 2018).<\/p>\n<h3 class=\"p3\">Confort :<\/h3>\n<p>L\u2019\u00e9tude thermique dynamique de la nouvelle enveloppe du b\u00e2timent et de la strat\u00e9gie de ventilation et de refroidissement a permis d\u2019atteindre des crit\u00e8res de confort cibles en prenant soin de minimiser les besoins en \u00e9nergie et de compenser la consommation de chauffage, de refroidissement et de ventilation au moyen d\u2019\u00e9nergies renouvelables.<\/p>\n<h3 class=\"p3\">Techniques sp\u00e9ciales :<\/h3>\n<div class=\"page\" title=\"Page 1\">\n<div class=\"layoutArea\">\n<div class=\"column\">\n<p>Production de chaleur (chauffage) via deux chaudi\u00e8res gaz \u00e0 condensation HR. Production d\u2019eau chaude sanitaire locale via pompe \u00e0 chaleur air\/eau. Production de froid par deux machines frigorifiques haute performance avec freechilling. Emission de chaud et de froid par l\u2019interm\u00e9diaire de plafonds m\u00e9talliques rayonnants r\u00e9versibles chaud et froid avec acc\u00e8s \u00e0 la masse thermique.<\/p>\n<div class=\"page\" title=\"Page 1\">\n<div class=\"layoutArea\">\n<div class=\"column\">\n<p>\u00ab Surdimensionnement \u00bb de l\u2019installation de ventilation (ventilation m\u00e9canique double-flux avec \u00e9changeur \u00e0 plaque et by-pass) permettant d\u2019assurer le maintien d\u2019une temp\u00e9rature de confort en mi-saison par la technique du free-cooling via une r\u00e9gulation par bo\u00eetes VAV. Cr\u00e9ation d\u2019un algorithme pour la gestion d\u2019un d\u00e9bit minimum en mode \u00ab ventilation hygi\u00e9nique \u00bb et d\u2019un d\u00e9bit maximum en mode \u00ab free- cooling \u00bb en vue de r\u00e9duire les consommations \u00e9lectriques des ventilateurs.<\/p>\n<p>Installation photovolta\u00efque assurant une production de 65.000 kWh\/an permettant de compenser 50% de la consommation \u00e9lectrique annuelle estim\u00e9e pour les communs ou 20% de la consommation \u00e9lectrique annuelle estim\u00e9e pour les bureaux en fonction de l\u2019occupation th\u00e9orique.<\/p>\n<h3>Eclairage artificiel :<\/h3>\n<p>D\u00e9tecteurs de pr\u00e9sence-mouvement commandant l&#8217;allumage et l&#8217;extinction des luminaires. Luminaire de type LED \u00e0 haut rendement. Etude et int\u00e9gration des syst\u00e8mes pour atteindre une puissance install\u00e9e inf\u00e9rieure \u00e0 5 W\/m2 avec un niveau d\u2019\u00e9clairement de 500 lux (plan de travail). Gestion des luminaires en fonction de l\u2019apport en lumi\u00e8re naturelle et de l\u2019absence des occupants.
